Buying Property in Dubai: Your Questions Answered

Can foreigners buy property in Dubai?

Yes. Non-residents and expats can buy freehold property in designated areas such as Palm Jumeirah, Downtown Dubai and Dubai Marina. You own the property outright and can sell, rent out or pass it on.

Does buying property qualify me for a Golden Visa?

It can. Property valued at AED 2 million or more can make you eligible for the 10-year UAE Golden Visa. Since 2026 there is no minimum down payment: a mortgaged property counts at its full value, and you can combine several properties to reach the threshold. Off-plan property can also qualify. The rules are set by the authorities and can change, so we check your situation before you commit.

What fees are involved when buying in Dubai?

The main cost is the Dubai Land Department transfer fee of 4% of the purchase price. On top of that come the agency commission (usually 2% plus VAT on resale property), a trustee registration fee of about AED 4,000 plus VAT and, with a mortgage, a registration fee of 0.25% of the loan. We give you a full cost overview before you make an offer.

Should I buy off-plan or ready property?

Off-plan usually means a lower entry price and a payment plan spread over the build, but you wait for handover and depend on the developer. Ready property lets you move in or earn rent straight away and you can see exactly what you buy. The right choice depends on your budget, timeline and whether you want to live in it or rent it out.
